I’m Travis Buis, a loan officer with Elite Home Lending in Myrtle Beach. A lot of veterans on this coast are still in the loan they took when they arrived, and haven’t looked at it since.
If you have a VA loan already, the refinance available to you is simpler than most people expect.
You already own the home but are just seeking better financing. This may be the result of the market rates lowering, your personal financial situation improving, or the value of your home going up.
There are two main ways to refinance your VA loan.
Streamlined Refinance (IRRRL)
Also known as the Interest Rate Reduction Refinance Loan, or IRRRL, the Streamlined Refinance loan is easy to complete and often requires no money from the homeowner. This type of refinance simply adjusts the terms of financing and is great when interest rates have lowered since you purchased your home.
Cash-Out Refinance
A Cash-Out Refinance is exactly what it sounds like—you refinance to pull cash out of your home once you have paid down the loan and have equity. This can be a great option if you want cash to pay off other debts, pay for a large purchase, or do home improvements.
You can apply for a cash-out refinance for a VA loan, USDA loan, FHA loan, or conventional loan. The only limitations are placed by the lender on how much cash you can pull out and how much equity they require to remain in the property.
Keep in mind that refinancing may mean more interest costs over the life of the loan, so talk to your lender about all of your options before deciding on a refinance. If you are early into homeownership and interest rates have gone down, refinancing can be a great way to lower your monthly payments and even save money over the long-term
How does a VA IRRRL in South Carolina work?
What is an IRRRL?
It stands for Interest Rate Reduction Refinance Loan, and it exists to move an existing VA loan to better terms with as little friction as possible. It’s often called a VA streamline, which describes it better.
The streamlining is the point. Compared with a standard refinance it typically asks for less documentation, and in many cases skips the appraisal entirely. That last part matters on the Grand Strand, where an appraisal can surface coastal property issues that slow everything down.
What it does not do
An IRRRL doesn’t give you cash. It refinances the loan you have into better terms on the same property, and the property generally has to be one you occupied. If you want equity out, that’s a VA cash-out refinance instead, which is a fuller process with an appraisal and more documentation.
It also isn’t free. The costs roll into the loan rather than disappearing, so the same question applies as any refinance: how long are you keeping this house?
What if I moved and kept the house?
That happens constantly with service members who bought near a previous duty station. There are provisions for a home you used to occupy, and the answer depends on your circumstances rather than a blanket rule.
Bring me the loan details and I’ll tell you which door is open. If you’re weighing this against a purchase here, the VA purchase loan page covers entitlement and how much of yours may still be available.
