Learn everything you need to know about buying a home.
I’m Travis Buis, a loan officer with Elite Home Lending in Myrtle Beach. This is my Myrtle Beach mortgage guide: how the process works here, what this coast asks of buyers, and every article I’ve written to help you along the way.
A plain-language mortgage guide for Myrtle Beach buyers
Start with how the process runs
Pre-qualification, then shopping, then contract, then underwriting, appraisal and closing. The part people underestimate is underwriting, because it’s where a file that looked fine gets questions. Knowing what underwriting is actually looking for ahead of time removes most of the stress from it.
Escrow is the other term worth getting straight early, since it means two different things depending on where you are in the process.
What this coast asks that other markets do not
Three things, and they come up on nearly every file here.
Condo buildings have to be financeable, not just nice. Coastal insurance is part of your qualifying math rather than an afterthought, so wind and hail deductibles and flood zones change what you can afford. And South Carolina assesses a primary residence at 4% and a second home at 6%, which you have to file for.
None of that appears in a mortgage guide written for somewhere else. All of it decides deals here.
Where to go next
If you’re weighing programs, the loan options page lays out each one and who it suits. If you’d rather read something specific to this market, the blog is where the Grand Strand pieces live, including condo financing, seasonal income and the county tax exemption.
Anything unclear, ask me. Explaining it is the part of this job I like most.
