I’m Travis Buis, a loan officer with Elite Home Lending here in Myrtle Beach. I’m licensed across South Carolina, and most of my work happens on the Grand Strand, with buyers and homeowners in Horry and Georgetown counties.
I handle purchase, refinance and investment financing. The part of the week I enjoy most is the financing questions this coast throws that other markets don’t, because those are the ones where a good explanation actually changes what someone decides.
What does a loan officer on the Grand Strand actually spend time on?
The questions a generic mortgage process doesn’t expect. A few come up on nearly every file here.
- Condo buildings. Whether a project is warrantable, meaning Fannie Mae and Freddie Mac will buy a loan against it, and whether it’s on the separate VA or FHA approved lists. I check the building before you write the offer.
- Coastal insurance. Wind and hail coverage and flood insurance are part of the qualifying math here, so they change what you can afford.
- Seasonal and self-employed income. A lot of this economy runs on the tourist season, and standard documentation often understates what people really earn.
- Second homes and rentals. They’re different loans from a primary residence, and the difference matters.
- VA loans. Plenty of veterans retire to this coast, and the program has its own rules on condos and entitlement.
Where does Travis Buis lend?
Anywhere in South Carolina, with most of my time spent on the coast. That’s Little River and North Myrtle Beach down through Myrtle Beach, Surfside Beach, Garden City, Murrells Inlet and Pawleys Island, and inland through Carolina Forest, Forestbrook, Socastee, Conway, Aynor and Loris.
If you’re buying here from out of state, that works the same way. What decides the loan is where the property is, not where you live now.
How I work
I explain the mechanics first so you can make the call yourself, then I handle the loan once you have. That sometimes means telling you not to refinance, or that a building isn’t worth buying into, or that another route beats the one you came in asking about. I’d rather you trust the answer than like it.
If you want to see what that looks like before we talk, the learning center and the blog are where I write it all down.
